Warrawong Fire Station commander Michael Adams said Fire & Rescue NSW was called to the scene just after 4pm.
"It was a two storey house well alight when we arrived," he said.
"We were the first ones there and the whole second level of the house was alight when we pulled up. And the house next door was just catching fire.
"We upgraded it to a second alarm. Four fire engines attended and we were able to knock the fire out and save the house next door but the house in question was gutted.
"We located the occupant of the house pretty early in the piece and he was attended to by ambulance and transported to hospital with smoke inhalation.
"We conducted a search of the property and didn't locate anyone else."
An investigation into the cause of the fire is ongoing.
