It's not often you'll find a vacant block of land in the premier beachside suburbs of Stanwell Park or Thirroul, let alone multiple lots.

But buyers in the market for a 'blank canvas' on which to build their dream home are currently spoilt for choice, with small subdivisions in both suburbs headed to auction in December.
In Stanwell Park, a five-lot subdivision at 10 Hillside Crescent is being marketed by Colliers International Wollongong, with market sources indicating a price range of between the high $1 millions for two of the blocks to more than $3 million for the largest block, a 4105 square metre slice offering views to the ocean.
Listing agent Simon Kersten said that the block, which is being marketed as 'The Palms', had originally been purchased in 1980 by three friends with a shared passion for hang gliding - a popular pursuit in the area.
They'd each built family homes on lots carved off from the original block, and had spent the intervening years seeking subdivision approval for the remaining land, which was signed off by the Land and Environment Court in 2020.
Mr Kersten said it was incredibly rare to find vacant land in Stanwell Park.
"Anybody who wants to build a reasonable home in that part of Wollongong is buying a house to tear it down and this saves the waste of tearing a house down," he said.
"There are not a lot of level blocks available like this," he added.
The auction is scheduled for December 4 and will be conducted on site.
In Thirroul, Tony Dribbus of Molenaar and McNeice is offering six blocks in an eight block subdivision at 50-52 High Street, known as 'Thirroul Rise'.
Ranging in size from 618 square metres to 1246 square metres, the blocks have price expectations in the low to middle $1 million range, depending on aspect and block size.
Two of the blocks were sold prior to this campaign for an undisclosed price.
Mr Dribbus said it was unusual to have larger vacant land blocks for sale in Thirroul.
The blocks are scheduled to go under the hammer on December 16 in an on-site auction.
