The Mercury has profiled several properties, all with a price guide of $1 million or less, that are going to auction.
The property at 177 Princes Highway, Albion Park Rail is due to be auctioned on-site on Saturday.
The site is owned by the Uniting Church. It was previously used for church services, and in recent times was leased out for private use as a childcare centre.
The price guide is $700,000.
The sale includes the purpose-built church, a separate hall, kitchen and bathrooms.
The property sits on more than 800 square metres of land with R2 zoning.
Selling agent, Ali Yagmur from Domain Illawarra Real Estate said this purpose-built church had "endless possibilities" with the potential of converting it to a large and spacious home with a detached granny flat, run your home business or develop (subject to council approval).
Mr Yagmur said the church was built in 1964.
He said there had been Sydney buyers interested in renovating and moving in, as well as charity groups inquiring about the listing, and another organisation looking to utilise it as a place of worship.
The home at 25 Northcliffe Drive, Lake Heights is due to be auctioned on-site on Saturday.
The four-bedroom, two-bathroom property has a price guide of $950,000.

It has an auction guide of $900,000.

Selling agent, Joanne Danckwardt from One Agency JD Property Agents said the property was attracting interest from local and Sydney buyers, including first home buyers.
Mrs Danckwardt said the house needed some work, with buyers potentially looking at a renovation or knockdown-rebuild.
She said there were some constraints on the land, given a creek runs through the rear of the property.
The home at 12 Kingsley Avenue, Albion Park will go under the hammer on-site on Saturday.
The three-bedroom, one-bathroom home has a price guide of $650,000.
This three-bedroom home with single-car garage is located on a near level 701 square metre block with a 15.25 metre frontage, leaving opportunity for a knockdown-rebuild, the seasoned renovator or a developer (subject to council approval).
Selling agent, Jay Peterson from Raine & Horne Wollongong said the home was drawing strong interest from developers, with the size of the block potentially able to accommodate three units.
He said there were also investors looking at a major renovation and granny flat down the back, and first home buyers looking to strip it back to the bare bones and start again.
"Albion Park has become a strong market in the past month or two, I think due to the bypass opening," he said.
