Auction clearance rates have been as high as 80.4 per cent this month, compared to 57.4 per cent in February 2014, according to data supplied by Domain Group senior economist Andrew Wilson.
The confidence, coupled with interest rates at a 60-year low, has resulted in a weekend of standout auction sales results.
One of the best results was a five-bedroom home at 122 Carters Lane, Fairy Meadow, which sold under the hammer for $942,000 through One Agency Sally Absalom.
One Agency sales consultant Joanne Danckwardt said more than 65 groups inspected the home during the four week campaign, with two interested parties wishing to offer beforehand but due to additional buyer interest the sale proceeded to auction.
"We had nine registered bidders on Saturday, with the majority of the registered parties being locals with some Sydney interest," she said.
"After about 20 minutes and 68 bids the property sold to a Sydney buyer who had only inspected the home in the half-hour before the auction, however he did have family ties to the area.
"The home was only three years old and the builders were GJ Gardner.
"The sale price was in excess of the reserve and this result is the highest selling price for a residential home in Fairy Meadow."
McGrath Estate Agents Wollongong and Thirroul sold two homes at auction which went for $200,000-plus above their reserves, according to director Trever Molenaar.
A four-bedroom home at 244 O'Briens Road, Figtree, was sold at auction for $1.325 million through McGrath Wollongong's Jason Betschwar and Carol Twigg. Mr Molenaar sold a six-bedroom house at 3 Tramway Court, Bulli, for $1,432,500.
He said the Bulli auction attracted 11 bidders with a price guide of $1 million-plus.
"The million dollar range of property is the strongest I've seen compared to last year," Mr Molenaar said.
Belle Property Wollongong sold six out of nine properties at auction last Friday, with a seventh property sold after the auction.
Principal Darren Kay said the results for this month included a four-bedroom house at 8 Hutchinson Drive, Balgownie, which sold for $808,000; and the sale of a three-bedroom Torrens Title home, on a 210 square metres block, at 35 Grand Court, Fairy Meadow, for $741,000.
Last week Belle Property Wollongong sold a three-bedroom apartment in The Strand complex at 30/54-58 Cliff Road for $1.385 million.
Yet it's not only the top end which is attracting the heat.
A three-bedroom home at 22 Hollebon Road, Bellambi, was sold at auction for $500,000 by Raine & Horne Wollongong's Kayla Watchorn.
"It exceeded market and vendor expectations," Ms Watchorn said.
