Two of the proposals which will soon add to the patchwork of housing estates steadily filling in the escarpment and farmland relate to the area to be known as the Hayes Lane neighborhood, in Huntley.
Still under assessment by Wollongong City Council, this future neighbourhood is slated to include a large parcel of Wollongong Coal's Wongawilli mining land. Once complete, it will house more than 1500 homes, a primary school, sports fields and a new town centre.
The first subdivision at 44 Hayes Lane, being developed by AV Jennings, is for 128 residential lots and 11 "super lots" which will be developed into multi-dwelling housing.
Adjoining this is another AV Jennings proposal for 20 residential lots and five super lots set aside for multi-dwelling homes.
Unusually, these two plans have been lodged before the neighbourhood plan – which will guide what types of development is allowed – has been finalised. According to planners from Cardno, this early lodgement was necessary due to changes to NSW laws government threatened species and land conservation.
On the other side of the existing suburb of Horsley, developers have lodged a subdivision plan for 118 lots.
This includes 117 residential lots and a “super lot” to be developed in the future.
Located south of West Dapto Road, this new subdivision is just across Robins Creek from established homes in Horsley.
The plans for Huntley will be open for public comment until April 13, while the subdivision at Horsley is on display until April 9.
