A seven-storey building which will include eight businesses and 77 residential apartments as shop top housing has been proposed for Shellharbour City Centre.
The proposed development is worth more than $34 million.
A development application has been submitted to Shellharbour City Council for the vacant lot of grassed land at 16 College Avenue.
The site is west of Stockland Shellharbour shopping centre.
"The proposal is compatible within the context and built form of the existing mixed-use character of Shellharbour City Centre," the development application said.
"It is considered the proposed built form and massing positively contributes to the quality of the built environment and the character and appearance of the precinct."
The development will also include two basement parking levels of 95 car spaces, as well as a roof top common area.
There will be 15 one bedroom apartments, 50 two bedroom apartments and 12 three bedroom apartments.
There will be 77 car spaces for residents, 16 spaces for visitors, two spaces for commercial, as well as motorbike and bicycle spaces.
The application, submitted on behalf of Shiloh Pty Ltd, said the proponent had met with council planning staff and had amended the development.
"The building now proposes direct access to commercial premises from the street," the application said.
"This ensures the building positively engages with, and activates, the street.
"The building has been amended and reduced in scale substantially since the proposal was reviewed by the State Design Review Panel."
The proposal also provides a pedestrian connection centrally through the site, with access from Moolawang Place to College Avenue. Street trees are proposed along College Avenue and to the corner of Cygnet Avenue.
