Comelli Commercial broker Christina Comelli said the owner, who also ran Fujiyama in Fairy Meadow, had found it too difficult to juggle both sites.
So he put the Wollongong site on the market.
While a new tenant would have to take up a lease, the restaurant's fittings and furniture - the fit-out cost an estimated $600,000 - are free.
Ms Comelli said it wasn't an unusual deal in the restaurant world.
"The restaurant is being offered for lease and all of the equipment is included in that lease," she said.
"It's something that happens many times with shops, cafes and restaurants. Landlords will get stuck with equipment and they're very happy to lease it out with the premises because often it's hard to sell something like that when there's no going concern."
Ms Comelli admitted attaching a price tag of "free" attracted an awful lot of interest but prospective restaurateurs still needed to have a bit of a bankroll behind them.
"Because the rent is high people still do need to have some financial backing, they need to pay three months bond," she said.
"The landlord wants to be sure they've got the right tenant so they do need to have financial backing."
