"It's like a little oasis - you feel like you're out in the middle of nowhere, but you're two minutes away from town," owner Tanya Elbourn said.
"Everything is so close, but while you're out here all you can see is maybe one house, and mountains, just the escarpment views and trees all around. It's so peaceful."
The property, located at 5 Johnstons Close, Yellow Rock has a price guide of $1.9 million, and will go to auction on November 22.
Mrs Elbourn and husband Tim built the house, which was completed more than 15 years ago.
"It used to be just an old cow paddock when we first bought it," Mrs Elbourn told the Mercury.
"It didn't even have a road or anything coming to it at the time, we bought it while it was all... They were trying to subdivide the land and everything.
"And we built here at the same time as most of the other houses. There's only five houses in the street, all on acreage type properties.
"When we built here we really were out in the middle of nowhere."
Set on more than one-and-a-half acres, the property offers escarpment views, landscaped gardens, pool and spa, and a 23m x 12m industrial workshed.
The industrial shed houses equipment for the family's landscaping company.
"It's really good for families as well because we've got the pool," Mrs Elbourn said.
"It would be good for families with a trade-type business. In the shed, we keep three trucks, two utes, excavators, bobcats and everything in it."
The house has three living areas, four bedrooms, an office, two bathrooms, and another entertaining area out the back.
"Everything's oversized - they're all double bedrooms, master bedrooms, bigger than normal," Mrs Elbourn said.
Mrs Elbourn said they'd raised their five children at the property, but were now looking at their next home.
"We loved it here, but we've just bought a hundred acres at Tongarra, out near Macquarie Pass, so we're building an off-grid property out there.
"It's been a big decision to make up our minds up to sell actually, because I love it here.
"But the new place is going to be great too.
"I love it here, there's lots of happy memories."
