Record property sale prices continue in the Illawarra's northern suburbs, as cashed-up Sydney-siders flock to the area.

Therefore, a home with a $3.5 million price guide is expected to be in demand.
The property, at 555 and 555B Lawrence Hargrave Drive, Wombarra is set to go to auction on July 24.
This 1050sqm elevated property features ocean views, a seaside cottage and DA approved plans for a second dwelling.
The existing cottage, about 80 years old, was recently renovated.
One of the owners, who wished to remain anonymous, said they were selling after seven years as they were moving out of the area, but would be sad to part with it.
"We have held on to it for a while because there's nothing out there like it - all the way up the coast, not just in this area," she said.
"Wombarra has that coastal/rural feel, and you're close to everything you might want.
"It's still got that nice village feel, and that can't change because of the landscape."
Co-selling agent, Mattias Samuelsson from Ray White Helensburgh said some Sydney-siders were still looking for a permanent home or bolthole in the Illawarra.
"We are seeing an influx of Sydney buyers who are often prepared to pay a bit more," he said.
"They're comparing our market to the Sydney market, and comparably, it offers greater value for money."
Earlier this year, the property located next door at 553A Lawrence Hargrave Drive, Wombarra sold for a suburb record price of $6.31 million.
The beachfront property was snapped up by a Sydney buyer.
Meanwhile, a four-bedroom, four-bathroom home at 28 Clifton School Parade, Clifton recently sold at auction for $3.55 million.
According to Pricefinder, this was a new sale price record for the small village, where properties are often tightly held. This home previously sold in March 2018 for $2.4 million.
Co-selling agent, Bindy Rankin from The Agency said the home was sold to a retired Sydney couple looking to be closer to family.
"Clifton is a really small town, and I think people are probably wanting to move out of the city at the moment, but being down here they're still not too far away," she said.
