‘Broadway Blues’, located at 7 Headland Drive, Gerroa is a classic 1960s beach cottage transformed into a self-contained resort.
It has a price guide of $1.8 million.
It has been an in-demand holiday rental since 2004, managed by the owner.
Selling agent Angie Ritchie, director of Zest Real Estate said among the four-bedroom, three-bathroom property’s highlights was being located two doors down from the Sir Charles Kingsford Smith Memorial Lookout.
“You have incredible sweeping views of the ocean and mountains,” she said.
Ms Ritchie said the adaptable and clever layout over two separate buildings would allow a multitude of uses.
“The owner has renovated the original beach cottage, and added the architecturally designed poolhouse at the back,” she said.
“Purpose designed as a holiday rental for groups of up to 10, the property would also make a spectacular large family home or bed and breakfast accommodation with generous private spaces for the owner/managers.”
The renovated original beachhouse has three bedrooms, two bathrooms and two living areas spread across two completely self-contained levels.

Ms Ritchie said the property was already attracting plenty of interest, as Gerroa remained a desirable location for Sydney-siders.
"The Gerroa property market is finite,” she said.
“There will be no further land released on the headland, so it is very desirable real estate these days.”
Playing the name game
It’s time for the final vote, folks.
The response to the Housing Trust’s recent community competition to name the organisation’s newest over-55s villa complex has resulted in a multitude of names being put forward for consideration.
The complex has 25 newly renovated homes, as part of the Housing Trust’s aim to help address the affordable housing crisis.
They will be rented to people on very low to medium incomes.
Tasked with providing names that reflected the positive character and unique aspects of the Illawarra, the community drew on elements based on geographical locations, notable people, indigenous values, local heritage, sayings and landmarks.
The full list has been culled to a shortlist of 10 and voting is now open to select the community favourite.
The list of names is as follows: Cooinda, Escarpment View, Sherbrooke, Garrawi Gardens, Iluka, The Bulli Bungalows, Allowrie, Black Diamond Gardens, Wahroonga Cedar Villas and Cedar Grove.
The person who submitted the winning name will be awarded a $250 Bunnings voucher and an invitation to the opening event.
Voting closes at noon on Monday, May 28.
