Angie Ritchie, director of Zest Real Estate said Kiama Heights is looking good for 2019.
Ms Ritchie said families liked the suburb’s proximity to Easts Beach, quiet streets, generous block sizes and ocean views from many of the blocks.
“Most properties have stunning views and generous block sizes,” she said.
“Also, with the new subdivision development approved around the corner, this area is about to come alive.”
According to Domain Group figures, the average age of Kiama Heights residents is 40 to 59.
The figures indicate that 49 per cent of residents fully own their own home, 31 per cent have a mortgage and 20 per cent are renting.
Ray White Shellharbour Oak Flats Group principal Amanda Bonnici expected Shell Cove to be a standout suburb in 2019.
Shell Cove is a joint development between Shellharbour City Council and Frasers Property Australia.
Ms Bonnici said appealing factors for prospective buyers included the suburb being “a relatively new estate” that offers beaches, schools, parks and real sense of community.
“The marina is getting closer to completion and the waters are hopefully opening at the end of 2019,” she said.
“Buyers will be able to see the marina rather than (merely have) the talk of the marina, and the real excitement will come then for the area.
“Last year brought the opening of the Woolworths and a few other shops, which also brought excitement to the community.
“I feel 2019 will be even better, watching the formation of the marina come together.”
Ms Bonnici said Shell Cove largely appealed to families, and was also becoming particularly popular with the retirees.
She said in recent months, the Torrens Title homes in the Shellharbour Marina precinct area had proven popular, “due to all wanting to be in walking distance to the marina”.
“(This) has continued in the downturn of the market,” she said.
“With the amount of new builds of Torrens Title homes it’s also quickly becoming attractive to the couples, (as well as) retirees and young professionals due to the easy low maintenance lifestyle of townhouse living.
“There is still a vast number of Sydney buyers coming to the Shell Cove estate, along with locals currently living in Shell Cove downsizing to the Torrens Title homes.”
According to Domain Group figures for Shell Cove, 29 per cent of residents fully own their own home, 53 per cent have a mortgage and 18 per cent are renting.
