The five-bedroom, three-bathroom, elevated home at 24 Murrawal Road, Stanwell Park is on 1019sqm.
It will be auctioned on November 28.
Jan Scott and husband Robert Maguire have owned the property since 2003.
They undertook a renovation of the home in 2012.
Mrs Scott said the contemporary coastal residence offered privacy, as well as "amazing" views of the escarpment and ocean.
"You get to see everything that's going on in Stanwell Park from here really - you see the whales, the dolphins, surfing," she said.
"And you're just surrounded by nature everywhere.
"It's really quiet and quite secluded, but you're really close to Sydney, Wollongong and Thirroul, the more urban hubs."
Features include a heated self-cleaning pool with adjacent entertaining area, while self-contained accommodation offers extra beds/home office space.
"It's got great gardens, and fantastic bird life," Mrs Scott told the Mercury.
"It's really amazing - most people who come here are pretty gobsmacked."
Mrs Scott said they were selling as they had bought a property in Brunswick Heads, due to their business being located in Brisbane.
"Rather than all the weekly flying my husband was doing, we've just decided... Like a lot of people we've re-evaluated the lifestyle of not having to move around so much," she said.
She said the property would be suited to a growing family, or those wanting to run a business from home.
"There's a separate, self-contained area with great views to the ocean and opens on to the pool area.
"So it'd be great for a young, energetic... Two or three people who wanted to run a business from a location like this, and go surfing at lunchtime, which a lot of people do around here."
Co-selling agent, McGrath Thirroul's Vanessa Denison-Pender described the property as a "high-end, prestigious executive home".
"It's just got absolutely spectacular views north up the coastline," she said.
"The quality of the home flows from the front door to the back gate."
She said the property was already attracting plenty of interest, predominantly from prospective Sydney buyers.
