The two properties she sold in Jamberoo each sold for over $4 million.
The five-bedroom house at 632 Jamberoo Mountain Road sold for $4.250 mill in November but didn't settle until this month.
Similarly Glenburn Homestead also sold in January for what Ms Marris believes is a record sale for Jamberoo, $4.7 mill.
The 141-acre property at 130 Factory Lane was bought in 2012 by Glenburn Private Capital chairman Brett Whitford.
Last year Mr Whitford sold his $22 mill Mosman 'trophy' home and opted for a sea change at his cattle farm in Jamberoo.
But within the year he had changed his mind and put Glenburn Homestead on the market. Even before the property sold Mr Whitford moved to new celebrity hot-spot, Byron Bay.
Ms Marris said a "lovely young Sydney couple" bought Mr Whitford's former country residence.
"There is a lot of Sydney money around at the moment, lots of it," she said.
"It has all come about in my opinion because of COVID, which has generated two different things.
"One of them is that now people can work from home more freely and professionally.
"With COVID still around many people think now is the time to move to the country or coastal areas. That has sort of catapulted the prices up because of a lack of supply which often happens.
"Jamberoo has that problem any way and has always had it. There is not enough supply but plenty of demand.
"Sydney buyers love properties like the one that sold for $4.7 mill. I'm pretty sure there hasn't been a higher price than that.
"The market is good and strong at the moment. Hopefully that will continue but I'm sure it will flatten out as the world gets back to normal. COVID has been good for Jamberoo. It has been good for me. It has been good for country and coastal NSW.
"People are just wanting to get away from big city living as they now recognise they don't have to work in the city to actually conduct and have a good work life."
