The fast-developing suburbs of West Dapto rival Wollongong's City Centre and the region's prestigious coastal towns when it comes to having the most valuable average land prices.
According to an analysis of data from the NSW Valuer General, it is Huntley and Marshall Mount, over North Wollongong and Wollongong, or Coalcliff and Wombarra, which top the list when it comes to the average value of each suburb's land.
However, with West Dapto developing quickly, this could soon change.
As it is largely undeveloped at present, Huntley has only 35 lots and all but a handful are larger than a hectare.
The most valuable, according to the data, is a $13.4 million parcel on Jersey Farm Road which has risen in value by 128 per cent since 2016.
The average value of land in the suburb of Huntley is about $2.16 million - however, this will change significantly as development parcels are subdivided and built on in the coming decades.
Comparative to the future Huntley, the developed West Dapto suburb of Horsley has an average land value of $347,000, and Wongawilli has an average land price of $471,000.
In Coalcliff - ranked fifth - it's a different story. There are 118 properties, and most are average sized residential lots along Lawrence Hargrave Drive. The most valuable is the old Cokeworks site on Lawrence Hargrave drive, followed by a 569sqm parcel at 28 Paterson Road - right on the cliff's edge - which is valued at $2.35 million.
The data shows the average land value across the suburb of Coalcliff is $1.16 million, and this has risen by 42 per cent since 2015.
Unsurprisingly, North Wollongong and Wollongong - both of which contain some of the most valuable single lots across the city - are ranked 3rd and 4th in average land value.
Overall northern suburbs appear trend the top of the list, while southern suburbs are cheaper.
The cheapest land in the LGA can be found in Cringila (average value $258,613), Koonawarra ($262,565) and Lake Heights ($296,641).
In Shellharbour, the city centre has the highest average land value at $2.28 million, followed by Croom, Tongarra, Dunmore and Barrack Point.
In the Kiama LGA, where suburbs are much smaller than in Shellharbour and Wollongong and large land lots mean values are higher, the suburb averages also tend higher.
Rose Valley, Saddleback Mountain and Jerrara are the suburbs with the highest value.
