Park's Jack Hayes was again the star of the game bagging a hat-trick after being moved to centre-forward from his usual midfield position.
Coach and captain Hayes was happy with the win, although his team was a goal down in the first quarter.
William Orth put the Students ahead early before two goals from Hayes before halftime put Park ahead.
The Students collapsed in the second half, with Park's NSW junior player Taz Nyrhinen putting the result out of their reach.
"[There are] plenty of positives to take from the match in our way of play but just have to be more clinical when goal-scoring chances arrive," University captain-coach Callum Mackay said.
"We had to maintain the momentum and grow our lead but unfortunately couldn't take our chances and put them under pressure.
''And once we were chasing the game it opened up for their strikers even more."
In the second game at Unanderra, Wests Illawarra beat Fairy Meadow 6-4.
Scorers for Wests were Thomas Duncan, Jake Rieck, Kiefer Tolson, Abram Unicomb and a double for Samuel Wright-Smith, while Daine Richards scored a hat-trick for Meadow.
In the women's competition, Albion Park maintained their top position easily beating Railway Greys 8-0 and Fairy Meadow defeated Avondale 2-1.
