On Monday Diamond Constructions revealed plans for a $24m village centre at 50 Broughton Avenue.
Now CK Group is expected to lodge a Development Application with Shellharbour City Council for a development at 53 Broughton Avenue with a FoodWorks supermarket, large Anytime Fitness, Nido Early Learning Centre and medical services
Both organisations have been working closely with the council to deliver a town centre to locals.
CK Group joined forces with Nettletontribe architects to come up with the family-oriented design that managing director Walt Coulston said would elevate the family-oriented lifestyle of the area.
"Tullimbar has been waiting such a long time for a town centre that elevates the wonderful, family-oriented lifestyle of the area," he said.
"We carefully designed the centre and selected tenants that bring convenience with a local touch."
Tullimbar Village Community Garden secretary Carol King, a local resident and business owner, said the new centre would bring the "right balance" of convenience with boutique village charm.
"It's been very carefully and intentionally planned," she said.
"With so many new families coming to the area, the childcare centre will be very well received, and most people will benefit from easier access to groceries, medical services and a gym. It has ample parking which is important as our community grows. Everyone I have shared the plans with is impressed."
Urban Land Housing regional sales manager Pat Ciocca said it was great to see a combination of household favourite retailers and specialty boutique services, many of which are run by locals.
"This is one of the most exciting projects I've personally been involved in, especially after such a long wait for the residents of Tullimbar Village and surrounds," he said.
"I'm especially pleased by the strong interest and take up by local businesses.
"The FoodWorks will be owned and operated by the well regarded local Rabay family, owners of successful well-known stores in East Corrimal, Brownville, Unanderra and Kiama Downs. Anytime Fitness will be owned and operated by Fiona Magro, Josh Bostock, Janelle Bostock, owners of the Albion Park, Shellharbour, Vincentia Anytime Fitness Gyms. The Pharmacy, which will be operated by Mina Messeha, who has pharmacies in Shellcove and Flinders."
The new precinct also features 22 one, two and three-bedroom garden apartments, all with large balconies, and over 160 carparks on the 10,000sqm site to ensure convenience and ease of access.
Shellharbour City Council chief executive Carey McIntyre said a Development Application for a hotel and serviced apartment building with commercial and serviced apartment development to the other street frontages surrounding a central carpark and was approved on 9 March 2010 by the Land and Environment Court.
"The development site is 8,245 m2 and has a hotel located on the corner of Broughton and Wongawilli Street, and commercial use and serviced apartments to Cleveland Parade and Wongawilli street," he said.
"A five-lot subdivision and construction of carpark with intra block carpark creating lots 1431 - 1435 was approved on 28 November 2017.
"The applicant has prepared a submission for modification to the existing approval to alter the tavern and the commercial aspects of the currently approved DA and is expected to be submitted to Council early next week.
"On an adjacent location, 53 Broughton Avenue (Lot 38) a separate proposal for a 1000 m2 supermarket, complimentary retail and commercial development opportunities with associated residential apartments (shop-top housing).
"The development site is 2009 m2 and is part of a 38 lot subdivision (37 lot residential & one lot commercial - known as Stage XI) by Dahua Pty Ltd and was approved by Council in May 2020. Council has had several meetings with the developer to progress the proposal with a scheduled Design Review Panel (DRP) meeting to be held 7 December 2021.
"It is expected that the applicant (CK Group) intends lodging a Development Application for Council's consideration shortly."
