“Our advice to prospective tenants is to be prepared; have your application and ID documents all ready to hand in together,” Mr Dimovski said. “It is very time consuming to chase prospective tenants for required ID documents and then for the tenant to supply them.
“In that time another applicant could be approved.
“Preparation is key to avoid missing out.”
Mr Dimovski said rental prices and property prices had stabilised towards the end of 2017, “and we will see the same prices as we continue into 2018”.
Mr Dimovski said renters and buyers tended to be attracted to areas of major development such as the Shell Cove marina.
“Port Kembla is also becoming increasingly popular as people discover our pristine beaches and funky culture,” he said.
Mr Dimovski expected Port Kembla to continue to be in high demand among renters next year.
According to The Domain Group, currently the median weekly rental price for a three-bedroom house in Port Kembla is $450.
The median weekly rent for a two-bedroom unit in Port Kembla is $310.
“Cringila, Lake Heights and Warrawong are also popular in light of their proximity to major freeways,” Mr Dimovski said.
The agent also offered some advice for those looking to rent out a property for the first time in 2018.
“Tenants will always be motivated by the presentation and features of a property,” he advised landlords. “Be sure to keep your investment in good repair to attract quality tenants.
“Also, ensure your real estate has a rigorous screening process to determine if a tenant will care for the property and maintain rental payments.”
