The property is located at 15 Drualla Road, Jamberoo.
The architecturally designed and master-built home is set for auction on Saturday, September 2.
The property previously sold in 1988 for $80,000.
Agent, Colliers International Wollongong’s senior executive of residential Neil Webster said it was a “hidden gem of privacy embraced by tranquil rural surrounds”.
Mr Webster said the feedback received indicated it was expected to sell for $1.4 million to $1.5 million.
The four-bedroom home also features a separate studio or granny flat.
“It’s a beautiful four to five-bedroom home set on a full acre with amazing rural views and a private location at the end of the street,” Mr Webster said.
“It also has the potential to set up as a B&B given its unique layout.”
Mr Webster said they had booked former Channel 10 news journalist Jacinta Hocking as auctioneer for the Jamberoo property.
