Located on The Promontory Drive, the Anchor Release comprises seven homes, featuring four and five-bedroom designs.
The seven new houses in the Anchor Release will be sold via ballot on Zoom on October 14.
The homes will feature premium finishes and upgrade options such as a plunge pool, entertainer's kitchen or internal lift.
The five four-bedroom homes range in size from 262 square metres to 361 square metres and are priced from $1.73 million to $1.98 million.
The two five-bedroom homes are 262 square metres in size and are priced from $1.73 million to $1.78 million.
"The Anchor Release is about flexibility and choice," Simone Dyer, development director Shell Cove at Frasers Property Australia said.
"Buyers can choose to upgrade the fully landscaped garden to include a plunge pool, turn the parents' retreat into a large walk-in robe, include an extended island bench and additional joinery cupboards in the kitchen, and even add a lift within the home.
"All the homes in this release will feature coastal-inspired finishes and fittings with three colour schemes to select from.
"With the flexibility in the floorplans and new premium upgrade options, these larger homes will appeal to a broad mix of buyers, including empty-nesters who wish to downsize or families after a more substantial home with room to grow."
Ms Dyer said the homes in the Anchor Release are located close to the amenities on offer at The Waterfront.
"These homes are positioned in an ideal location close to the Shell Cove Town Centre, with easy access to the marina's boardwalks leading to the Waterfront Dining Precinct and Tavern, which are set to open later this year," she said.
"With only seven homes on offer, we are expecting strong interest not only from locals but also Sydney buyers who are attracted to the coastal lifestyle and recognise the value of living within this harbourside community in a brand-new premium home."
Councillor approval
Shell Cove is a joint development between Shellharbour City Council and Frasers Property Australia.
Shellharbour Mayor Marianne Saliba said it was exciting to see the marina development near completion.
She said council was looking forward to being able to hold a major public event, hopefully early next year, to celebrate.

"The demand for rental properties in Shell Cove demonstrates how popular the marina development is and the desire people have to live in such a spectacular environment," Cr Saliba said.
"Indeed, Shellharbour City as a whole offers such a unique, beautiful lifestyle.
"Finishing touches are now under way on all the infrastructure components. There have been some minor delays due to COVID-19 restrictions but we are anticipating the hand-over of all the infrastructure pieces together to council and to the community early to mid-October.
"In recent weeks we've had the residents of the Aqua apartments move in and we are now putting the finishing touches on the boardwalks, marina berthing facilities, children's beach and the play trail.
"We know that one of the things people are looking forward to is the completion of the tavern, the centrepiece of the dining precinct. We are looking forward to it opening in late November."
