Demand is expected to be strong for the blocks, with prices ranging up to $2.525 million.
Shellharbour South Beach is located on one side and the Shellharbour Marina on the other, and a lookout park and adventure playground will be featured in what is known as 'The Peninsula Precinct'.
The Peninsula Precinct is the final land release precinct within The Waterfront project, with the first 14 blocks of land to be released in June.
The Waterfront, Shell Cove is a master-planned community by Shellharbour City Council and Frasers Property Australia.
According to Frasers, the release of these final land lots in The Peninsula marks the project entering the "home straight", with major landmarks including Shellharbour Marina, Shell Cove Town Centre, the Waterfront Tavern and dining precinct now complete.
The construction of the marina-front Crowne Plaza Hotel is due for completion in 2025, and the final housing stages and apartments are set to be released in the next four years.
It also marks the first land offered for sale at The Waterfront, Shell Cove since 2020.
The Peninsula Precinct will comprise 66 blocks of land - the only precinct to offer beachfront land with direct access to Shellharbour South Beach, as well as blocks fronting the marina.
The 16 beachfront blocks will have potential beach and ocean views from the first and loft levels, while the 13 harbourfront blocks will feature harbour frontage with marina and harbour views from all levels.
A further 37 coastal blocks of land will enjoy close proximity to both the marina and beach, amongst which are four potential duplex lots.
They will be offered in stages and home buyers who secure spots in the first releases will be able to settle this year.
Prices for the first release of land, a mix of coastal and beachfront land lots, are expected to range between $1.45 million to $2.525 million.
The last blocks with similar proximity to the beach exchanged between December 2018 and January 2020, and prices achieved ranged from $1.25 million to $1.885 million.
In this first release of land at The Peninsula, block size range from 450 square metres to 534 square metres.
Mathew Gulliver, development director of Shell Cove at Frasers said he expected demand to be strong.
"A lot of home buyers are anticipating the release of these prime land lots fronting Shellharbour South Beach and Shellharbour Marina respectively," Mr Gulliver said.
"Not only are these the final land lots to be offered within The Waterfront, Shell Cove, it's in one of the most sought-after sections of the community, nestled between the beach and the harbour."
The Peninsula Precinct is framed by parklands. At the southern end, there is a green open space adjoining the beach, while the other end will include an adventure playground positioned next to the harbour.
